Activating Assets: ACHEM Sells Xinzuang Land to Wangzhou Construction

On January 10, 2013, ACHEM (1715), a subsidiary of YC Group (4306), received board approval to dispose of the land at No. 78, Xinzuang Vice-Capital District. The land, originally intended for the group's headquarters, was sold to Wangzhou Construction, another subsidiary of the group, to activate company assets. The sale price was set at NT$1.812 million per ping, totaling NT$569 million. At the same time, ACHEM is purchasing two floors of an office building in the Neihu District of Taipei from Wangzhou Construction, intending to use them as their future headquarters, with the total purchase price not exceeding NT$765 million.
ACHEM stated that the land at No. 78, Xinzuang Vice-Capital District, was acquired in 2010 at NT$1.643 million per ping for a total price of NT$516 million. The initial plan was to use the land for constructing the group's operational headquarters. However, considering that the Xinzuang Vice-Capital District is still in the development phase, with incomplete public infrastructure and an undeveloped economic area, and given YC Group’s recent investments in Yangmei and Vietnam plants, ACHEM decided to sell the land to Wangzhou Construction to increase financial liquidity, with a sale price of NT$1.812 million per ping, totaling NT$569 million.
However, ACHEM still needs to find a new operational headquarters. After selling the Xinzuang land, ACHEM decided to purchase office space in an eight-story, four-story underground steel-framed office building being constructed by Wangzhou in the Neihu Phase 5 redevelopment area. ACHEM will acquire the 4th and 5th floors for office use, with the total purchase price not exceeding NT$765 million.
ACHEM’s total revenue for 2012 was NT$5.071 billion, up 6.7% from the previous year. The new PVC and OPP tape production lines at its Yangmei and Vietnam plants were operational in Q4 of last year. Additionally, two new PVC tape production lines at the Shanghai plant in China were also launched in the second half of last year. This year, new production capacity is expected to come online at the Yangmei and Changbin plants.
